Eighteen structural engineering firms are listed for Wetherby on this directory. Eleven say they work for homeowners, and one says they work for home buyers. Building regulations for Wetherby are administered by Leeds City Council's building control service. You can also use a private registered building control approver for work that is not higher-risk, though private approvers must now be registered with the Building Safety Regulator. To apply through the council, you submit a full plans application or a building notice for minor works, either by email or post, and pay the fee online. The council notes that structural calculations may be needed as supporting documents. Contact the team at building.control@leeds.gov.uk or 0113 378 6006.
The Planning Portal advises that a structural engineer or surveyor can determine whether a wall is load-bearing and design a beam to carry the loads above it. It recommends speaking to one before starting any work. Removing a load-bearing wall usually requires building control approval, and the council's application page notes that structural calculations may be needed as supporting documents, though building control decides what is required in each case.

Leeds City Council handles building control for Wetherby. You can submit a full plans application, where a decision is expected within five weeks (or two months with your consent), or a building notice for smaller projects, which allows work to start two days after submission with no formal approval of plans. Applications go by email or post, with fees paid online. You can also use a private registered building control approver for work that is not higher-risk.

You can use the Engineering Council's RegCheck tool to confirm whether an engineer's CEng or IEng registration is currently active. The IStructE and ICE also publish member directories that allow you to search for individuals. Five firms listed for Wetherby state chartered status on their own websites, but these claims have not been independently verified, so checking directly through the Engineering Council or the relevant institution is advisable.

Under the Party Wall etc. Act 1996, if you plan to carry out work on a party wall you must give your neighbours at least two months' written notice before the start date. For a new wall on the boundary line or excavation near a neighbour's building, at least one month's notice is required. This is a legal requirement separate from building control approval, and applies regardless of how straightforward the work appears.
